A home buyer normally wants to have a home warranty when buying a home. When writting your offer (purchase contract) we can ask the seller to pay for your home warranty. Often the seller will provide a home warranty that is in place for a year.  There afterwards you may decide to extend the warranty for another year.
 

It can be a real blessing when a covered item is need of repair. It can also be a blessing if you have no repair needed, but you have a fear that something is not right. (None of use need more stress in our lives)

 

For instance if a new home owner hears a ticking in the ceiling or walls right after running water the home owner may feel there could be a plumbing leak. They then call the home warranty company and schedule a repair person to come to the home. There is normally a small fee for a service call. The fee runs around $50.00 give or take a little depending on the company you have chosen.

 

The service man shows up and looks at the situation and let's say he finds no problem other than noise in the pipes. A new home owner can then have peace of mind.

 

However if there is a repair needed it is wonderful to know you have a 'home warranty' in place.

 

A home warranty pays repair or replacement costs for the mechanical systems and built-in appliances that break down in a home. 

 

There are a lot of companies offering home warranties and coverage of individual policies can vary widely. Usually, central heating and air conditioning systems, electrical, plumbing and major appliances are covered. 

 

A buyer and a seller are usually both happy to agree on including a home warranty as part of the sale of the home. When a major appliance, heating or air conditioning system goes bad shortly after a home is sold, it's not uncommon for the buyer to blame the seller. Providing a home warranty with the sale of your home, can go a long way towards preventing heart ache and friction later on down the road.
